RESERVATIon & CANCELLATION POLICIES
We may cancel or modify reservations in cases of suspected fraud, inappropriate activity, or booking errors.
Flexible Reschedule Promise:
Reservations are non-refundable, but we promise flexibility if your plans change:
- Reservations may be rescheduled to another available date within 12 months of the original check-in.
- Reschedule requests must be made at least 14 days before arrival.
Our promise gives you peace of mind knowing your stay can be adjusted when life brings the unexpected.

Rates & policies:
Full payment is due at booking. Rates and policies may change and can vary during holidays or peak periods. To protect all of our guests, we may occasionally need to cancel or adjust a reservation if it appears to have been made in error or through fraudulent activity.
Dog Policy:
Well-behaved dogs (maximum 2 per cabin) are welcome in select dog-friendly cabins for a
$75 fee per dog, per stay. We kindly ask that guests not bring aggressive or disruptive dogs.
Dogs must remain on a leash at all times, and owners are responsible for cleaning up after them. If left alone in the cabin, dogs must be secured in a kennel. A
$200 violation fee applies for issues such as leaving dogs unkenneled, excessive mess, or damage.
Smoking:
Smoking and vaping are not allowed inside cabins. Outdoor smoking areas are available. A $200 cleaning fee will apply for violations.
Excessive Cleaning:
An additional charge may apply if a cabin is left excessively soiled, including situations involving bodily fluids or hazardous materials.
Guest Responsibility & Liability Waiver:
By booking a stay at Blue Buffalo Resort, guests accept that staying in a rural, outdoor setting involves certain risks, including physical activity, natural conditions, and possible encounters with wildlife. Participation is at the guest’s own risk.
Guests agree to take responsibility for themselves and any children under 18 in their care. Blue Buffalo Resort, LLC, its owners, agents, and other guests are not liable for injuries, illnesses, property damage, or other losses that may occur during a stay, except where prohibited by law.
By confirming a reservation, guests acknowledge and accept these terms.
